The team at the Office Principles Birmingham office has a long-standing relationship with Kames Capital, having completed a series of CAT A and CAT A + projects for them around the UK.
When space became available at Kames’s building, Tempus Court in Guildford, Kames offered Office Principles the opportunity to undertake the refurbishment of this space, as a trusted partner, based on the company’s recent work and the value of our proposition.
Kames presented a budget and outlined exactly what they expected for that budget. We redesigned the scheme, working to the costs provided to ensure that the space would reflect the desired lettable value.
Work initially comprised of preparing CAT A space on the third floor. However, during the shell and core activity, Kames approached us with regard to the marketing suite on the second floor. This space was reserved to showcase the overall commercial space at Tempus Court.
The marketing suite was fitted out to CAT A + standard, with this part of the project accommodated to be completed at the same time as the work to the third floor. Design parameters were set according to ventilation and light level requirements, reaching a benchmark of quality while also meeting the budget.
Various finishes were considered by Kames as it worked to ascertain the overall look required. The dimensions of the plank metal tiles were changed to reflect a different style, which then impacted on how the ceiling was set out in the marketing suite.
All work was tailored to suit Kames and with a view to providing a basic fit out, ready for tenants, that would place the company highly in the competitive landlord market.
