Leading interior design consultancy, Office Principles North has delivered the complete refurbishment of a prominent office building in East Central London, on behalf of Aver, the joint venture between NFU Mutual and Ergo Real Estate.

Wilson’s Corner, 23 Wilson Street EC2 offers 13,000 sq ft of modern, flexible CAT A office space, comprising six storeys plus ground floor and basement levels, with CAT A plus facilities on the fourth floor.

Aver purchased the building in 2022, with vacant possession, and won planning consent to significantly upgrade the building, with a new entrance, signage and roof terrace.

Sustainability is at the heart of the office refresh, which includes a new, fully electric, M&E system contributing to the building’s improved EPC B rating.

Externally, Office Principles North has rebranded the building and installed more visually prominent signage and soft illumination at its main entrance. A new dedicated side entrance has been created to the interconnecting ground and basement level office space on Lackington Street.

The overall effect is greater visibility, enhancing the building’s connection with the street.

Bronze powder-coated aluminium fins form new balustrading at the building’s front facade, replacing the existing stainless steel for a more contemporary finish. The use of bronze continues the Art Deco feel inside the newly configured reception area, which features a new podium, wall panelling and a bronze lift.

The fit out includes a new spiral staircase which connects the ground and lower ground floors, enabling the space to be let separately or as a single, standalone unit.

A new and fully accessible rooftop area delivers covered meeting spaces and an external roof garden, featuring contemporary furniture and lighting, glass balustrading, composite decking and tiles to create an oasis of calm for tenants to enjoy.

Powder-coated aluminium panels clad the existing brickwork to the east and west side elevations and offer panoramic vistas to the north, east and south back to the city cluster.

The refurbished building offers a range of additional amenities for occupants, including access for cyclists to a new bike store, changing area, lockers, drying cupboards and shower facilities.

We’re thrilled to have designed and delivered the transformation of Wilson’s Corner. This is a modern, accessible and sustainable office development, which delivers a statement arrival experience and a series of impressive amenities throughout. “We have stripped and fit out six floors of the building to CAT A standard and added CAT A plus facilities to the fourth floor which will enable prospective tenants to plug-and-play. While reconfiguring the existing plant facilities and has created space for the building’s stunning new roof garden, which offers a sophisticated breakout and entertainment space.

Wilson’s Corner will deliver leading, flexible office floor plates in an established submarket. We are proud of the work we are undertaking to rejuvenate this unique building and believe the amenity offering Wilson’s Corner will far exceed what might be expected from a building of this size. We would like to thank the wider team who have worked to reach this milestone and are excited to be delivering Wilson’s Corner into a resurgent occupier market.

Wilson’s Corner sits on the border between both The City and Shoreditch, so it was imperative the fitted space on the 4th floor would be both conventional enough for the City and creative enough for Shoreditch. Office Principles North has been successful in delivering a product that appeals to a wide target market and as a consequence, we are already seeing significant interest from prospective leasehold occupiers.
