Office refurb costs: 5 overlooked expenses

Office Principles North has secured two new refurbishment projects at a Warwick office block where it is already delivering a major £4.5 million upgrade.
The leading interior design consultancy has been appointed to carry out a pair of CAT B fit outs at the Building 2 development at Opus 40 Business Park, Haywood Road, on behalf of companies in the medical and healthcare sectors.
Medical equipment manufacturer, Quanta Dialysis Technologies, plans to open a new 23,293 sq ft state-of-the-art development facility at the revamped office building, which will include clinical and non-clinical areas, static safe environments and thermally controlled rooms.
Office Principles will also design and deliver a 9,505 sq ft activity-based, hybrid working environment for Europe's leading diagnostic and molecular imaging services provider, Alliance Medical, which will be fully furnished.
The two projects will be carried out in parallel with Office Principles’ delivery of a CAT A programme of works at the building, which is being rebranded and comprehensively refurbished by landlord, FI Real Estate Management (FIREM).
The scheme at the former IBM campus will be known as The Woods, and will provide office space at a variety of sizes, including the provision of coworking space for freelancers, small businesses and those looking for satellite offices. More than half of the project has already been pre-let before its expected completion in Q4 2022.
