Ergo Real Estate recently completed the £12 million acquisition of Charles House and 154 Great Charles Street on behalf of Aver Property LP, its Joint Venture with NFU Mutual. We delivered stylish and contemporary office accommodation across the ground and nine upper floors of the two buildings.
Ergo Real Estate is an innovative UK business, offering creative solutions for the investment, development and management of commercial property assets. Established in 2018, Ego has already developed and managed more than 10 million sq ft of prime real estate.
The two buildings respectively comprise 33,446 sq ft and 33,636 sq ft, and form part of the Great Charles Street Estate, a collection of seven buildings that lie on an island site in Birmingham city centre.
The estate benefits from its proximity to the Paradise development and New Street and Snow Hill railway stations, and fronts Great Charles Street Queensway, a main arterial route connecting the site to the A38 and national motorway network.
Last fit out in 2016, Ergo wished to comprehensively refurbish the buildings to modern standards, with a design that reflected the requirements of occupiers in a post-coronavirus landscape. The emphasis was on welcoming reception areas, collaborative working space and the health and wellness of occupants.
The project includes the delivery of new reception and common areas, with features such as exposed services, breakout spaces and communal meeting rooms that will appeal to employers keen to entice their workforce back into the office.
Both properties have been fitted with FUZONE500, a state-of-the-art lighting solution that harnesses antiviral and antibacterial properties to keep spaces clean and safe.
FUZONE 500 uses the natural properties of ozone (O3) to eliminate up to 99.99% of bacteria and airborne viruses without direct contact with treated areas and can be operated while the office is fully occupied.
Although each building has its own very distinct feel, Ergo plan to create a sense of community and shared space across the two buildings and so an application has been submitted for a second phase of the refurbishment project.
If successful, Office Principles will deliver Birmingham’s first ever glass roof terrace, accessible to occupants and visitors to both buildings.

Working with Office Principles has been a positive experience for the Ergo team. We were looking for a company to help us create innovative occupier space and to deliver a collaborative working environment for our two buildings on Great Charles Street and the team at Office Principles rose to the challenge.
