We’ve worked with Aver Property to transform the occupier experience within a stunning self-contained heritage building near Ravenscourt Park, West London.

The Curtis, a former 1930s lightbulb factory, has been reconfigured and refurbished to maximise available space, delivering superior tenant amenities and an enhanced welcome/arrival.

Our design not only succeeds in highlighting the building’s original features, but revives The Curtis for the next generation of businesses to light up the space.

Aver Property is a partnership between Ergo Real Estate and NFU Mutual.

Launched in 2019, the partnership targets value-add and opportunistic acquisitions of commercial property assets, with a focus on London, the south east of England and other major UK conurbations.

Overview:

Heritage buildings provide incredible opportunities as workplaces for today - but achieving that goal often requires imagination and a design to match.

Aver Property successfully purchased what was then known as ‘Curtis Building’ in late 2021.

A commanding self-contained warehouse style office building of c.17,000 sq ft, it was originally constructed in 1932 as the Curtis Electronic Factory, before being converted to offices in the ‘70s.

Our brief was to realise Aver’s vision for an exciting office location. In doing so, we would need to remodel the ground floor reception area - where as much as 60% of the existing space was underused - in a way that reflected and celebrated the building’s original features.

The project would need to be delivered in a live working environment, with office tenants in situ and three private residential apartments on the top floor.

Project completion:

Almost a century into its existence, the building has been renewed thanks to a high quality CAT A fit out to the ground, second and third floors.

Work has been undertaken to significantly remodel the reception, kitchen and common amenity areas. Where previously there was a hidden tea point and a huge desk with a single receptionist, there is now a stunning reception space which delivers an arrival experience more befitting of an office destination.

The reception desk has been repositioned, allowing the space to work much harder than it did before. There is ample room for a modern new tea point and meet and greet area, new seating and a DDA compliant toilet and shower room, while the addition of brick slips unifies the interior and exterior of the building.

We’re pleased to have worked in collaboration with Ergo Real Estate to rejuvenate another unique building. The Curtis is a beautiful, self-contained office building that benefits from excellent natural light to all floors, and stunning views across Ravenscourt Park. Our design has succeeded in enhancing much of the building’s amazing original features, while delivering new amenities and a stunning arrival experience.

We’ve also ensured that upgrades are environmentally friendly too, with a range of sustainable features including LED lighting, a VRV air conditioning system, and low flush toilets. Existing gas fuelled systems have been replaced with modern, new installations.

Our role is not simply to replace what was there before - we work in collaboration with our clients, providing recommendations on what to retain and where best to invest their budget.

That’s why our design for The Curtis highlights a string of stunning original features including exposed steel, brickwork and original Crittall windows. We have also retained an existing raised access floor, which was not only the most cost effective option for the client, but better for the environment too.

The success of the project owes much to the communication skills of our on-site team and valued supply chain partners, who respected the needs of multiple occupants within a live environment.

The Curtis is the third project Office Principles North has delivered on behalf of Ergo Real Estate, following completion of Wilson’s Corner in London and Birmingham’s 154 Great Charles Street.
