Aegon Asset Management commissioned Office Principles to comprehensively refurbish and reconfigure a series of existing buildings at 39-52 Summer Row in the heart of Birmingham city centre.

A detailed and complex scheme, the project encompassed 24,000 sq ft of space including a former nightclub, restaurant and bar, with offices above.

We have successfully combined a variety of original features with contemporary design, to transform 39-52 Summer Row into Lock 14, an exciting new Grade A office space which was let to a single tenant on completion of works.

Office Principles has delivered six recent landlord projects on behalf of Aegon Asset Management, in Birmingham, Slough, Guilford and Sheffield.

Lock 14 is well located within a short walking distance of Birmingham’s three main railway stations, Snow Hill, Moor Street and Birmingham New Street.

The building sits adjacent to Birmingham’s premier development, Paradise and next to PwC’s new Birmingham headquarters.

It is synonymous with the popular former nightclub, Mechu, which was based on the ground floor of the building for 14 years and flanked by other renowned leisure venues.

Aegon Asset Management had a vision to transform the existing space into high quality office accommodation, with flexible workspaces and a communal courtyard.

The project would require an entirely new branding scheme to unite the buildings and create an identity which would appeal to prospective occupants.

Complex works would involve a full strip out of the buildings back to shell and core, and the introduction of a link bridge from the former nightclub on the first floor, to the former restaurant area adjacent to it.

We have successfully brought 39-52 Summer Row back to life, creating a strong and purposeful new identity as Lock 14.

Our team has undertaken a series of structural alterations to reconfigure the layout and space plan, transforming the interior and exterior of the building.

We have delivered contemporary Grade A office design over four storeys, including feature lighting, exposed services and a central courtyard ideal for events, functions and outdoor meetings.

The building provides a ground floor ‘hub’ including a new double level atrium reception area, hireable meeting rooms, breakout space and kitchen space.

Lock 14 also benefits from ample secure cycle storage and dedicated shower and changing facilities with new tenant signage, branding and decoration throughout.

An extensive M&E upgrade - encompassing three complex crane lifts - has greatly enhanced the mains power supply to the building, while accessibility has been improved through the installation of a passenger lift from the basement to the top floor.

Lock 14 was delivered by Office Principles and a project team including Darron Owens at Trident, who acted as employer’s agent and project manager.

The success of Lock 14 came via a collaborative approach from all involved, to deliver an efficient and inspiring office space in a desirable location in the heart of Birmingham city centre.
