OP has been appointed to refurbish the reception and common areas of a student accommodation building in Kingston, a four-minute walk from Kingston University.

The 7-week project will transform the ground floor of the student accommodation building, opening up a previously dark and compartmentalised common room to create a flexible, community-led environment for residents. Works have been scheduled across the summer period to avoid disrupting students during the academic year.

The design concept centres on a graphic "line", a visual representation of connection running through the entire space via a continuous rope light, replicated in external graphics and branding throughout the building. On the exterior, new imagery, signage and lighting create a stronger street presence, while the refurbished reception features a two-person welcome desk, branded back wall, community board and a lit 'Welcome' sign.

The common room has been fully opened up, with all internal walls removed and zoning achieved through furniture, bold colour and bespoke joinery. Flexibility is built into the space through a custom storage unit, which houses twelve pull-out stools for larger events, while modular seating can be reconfigured to suit any occasion. A bespoke crafted teapoint for refreshments and a quieter study lounge at the far end of the space caters to a range of student needs.

With approximately 80% of residents being international students, the design draws on direct engagement with the student community with small symbolic details woven into the scheme such as a paper kite in the shape of a bird which is highly auspicious and positive symbol representing good luck and prosperity alongside floor-by-floor colour coding and a building-wide graphic identity under the name 'One Penrhyn.'

The project is due to complete in late August 2026.

This project was about creating a genuine sense of belonging for students from all over the world. The graphic identity and flexible furniture work together to deliver a space that brings people together, whether that's fifty students watching a World Cup match or one person studying quietly at the end of a long day.
