A partnership between leading office interior design consultancy, Office Principles North and UK asset management and investment firm, Ergo Real Estate, has rejuvenated a formerly vacant property in East Central London.

Just two floors of Wilson’s Corner, EC2 remain available to let following completion of the latest phase of a comprehensive office refurbishment programme which began last year.

Office Principles North has delivered CAT A plus facilities on the fifth floor of the six-storey building on behalf of its landlord and latest occupant, Ergo Real Estate.

It follows the earlier refurbishment of 13,000 sq ft of modern, flexible CAT A office space across all six floors, headlined by a new dedicated side entrance, boutique hotel-style reception and rooftop terrace, offering incredible City views.

Sustainability is at the heart of refurbishment, improving on the building’s original EPC rating of G to EPC B. Sustainable materials have been chosen where appropriate, while a new, fully electric M+E system further boosts the building’s environmental credentials.

Aver, the joint venture between NFU Mutual and Ergo Real Estate, purchased the building with vacant possession in 2022, and won planning consent to significantly upgrade what was then known as 23 Wilson Street.

Three lettings have been secured in less than 12 months since the completion of the initial works, which represents 60% of the building. The Liberian Registry has taken residence on the first floor, fleet insurance company Flock Cover occupies the second, and pioneering software company Fincore has signed a lease for office space on the third floor.

Office Principles North was commissioned to deliver the CAT A plus fit out of the office suites for the new occupiers and has also completed a fit out of the fourth floor to CAT A plus standards.

We are incredibly pleased with how the London office market has received the building. Wilson’s Corner is an amazing workplace with purpose built spaces to focus, meet and socialise - and an amenity offering that exceeds what you might expect from a building of this size. We stripped out and refurbished six floors of the building to CAT A standard and have added CAT A plus facilities to the fourth and fifth floors to enable tenants to plug-and-play. By reconfiguring the existing plant facilities, we’ve created space for the building’s stunning new roof garden, which offers a sophisticated breakout and entertainment space.
