A new relationship between Office Principles and London-based full service office platform, Kitt, has delivered just that - in the heart of London’s West End.

Founded in 2018 by Lucy Minton, Kitt is a full service office platform that finds, designs, fits out and manages high-end office space, taking the pain away from occupiers.

Kitt's spaces are designed to elevate the brand, culture and productivity of teams, while removing the hassle of managing real estate.

The company boasts the second largest footprint of serviced office space in London.

We revamped the sixth floor at 33 Cavendish Square, to create 4,000 sq ft of modern, fully flexible office space that dovetails with the architecture of a building more than 60 years-old.

The design is so good, the space was snapped up by a French financial institution before the project was completed.

Overview

33 Cavendish Square is a landmark tower building that provides 200,000 sq ft of open plan office accommodation over nineteen upper floors.

The building provides a rare opportunity to occupy prime office space in one of London’s finest Georgian Squares, with panoramic views across Central London.

Office Principles was commissioned by a serviced office provider to design a new collaborative coworking space on one of the three wings on the sixth floor of the building.

Part way through the process, the provider was replaced by Kitt and while they were highly confident in the work we were delivering - the design scheme would change very little - completion of the design and fit out would prove to be a triumph of collaboration in adversity.

A new team of representatives was formed from four separate businesses, including the landlord’s project manager and prospective tenant. We would need to find a way of working together in the backdrop of the pandemic.

Project completion

The new office accommodation successfully delivers a choice of workspace settings: social, collaborative, private and meeting.

Each one benefits from carefully chosen furniture, a warm colour palette and natural lighting, which coordinates with and enhances the existing finishes and characteristics of the building.

Visitors are greeted by a conference area on arrival, which lies adjacent to changing facilities and lockable storage that was transported and reassembled from the tenant’s previous office space.

The space includes a Zoom room complete with cutting-edge acoustic properties and is characterised by a residential feel.

Double doors lead into an open plan area, housing various desk arrangements to enable meetings and collaboration, while a breakout space offers facilities including a tea point, breakfast bar and sofas, encouraging occupants to relax and rejuvenate.

There are two additional meeting rooms, one of which has been designed for private meetings, and a further room for video conferencing, with feature lighting and a more commercial look and feel.

The delivery of 33 Cavendish Square demonstrates our ability to not only design the most engaging modern office spaces but to work effectively with several parties in transforming an exciting vision into a tangible reality. Our team worked successfully with all stakeholders, including the building management team on site to create access routes during the project. Covid naturally presented many challenges, not least in securing building materials which required us to be flexible in switching aspects such as the flooring, without compromising on quality or design. We’ve been able to work successfully with Kitt to complete a space that offers all of the amenities of a contemporary workplace in a way that respects the architectural merit of an existing building.
