Mixed-use developments are a productive use of space but they’re not without challenges - such as making sure that every space is let.

The Cube in Birmingham city centre is an iconic building with a well earned reputation for the quality and range of its bars and restaurants but its leisure output overshadowed the office space available.

We’ve reinvented and repositioned 23,000 sq ft CAT A space within the building to create a truly unique office proposition, from its enhanced arrival experience to a stunning outdoor area with unparalleled views of the city skyline.

The Cube is a world-class office and leisure destination in the heart of Birmingham.

The 24-storey development is home to a vibrant mix of restaurants and bars, a luxury hotel and a boutique bowling alley.

Designed by Birmingham-born Ken Shuttleworth - who famously created London's Gherkin building - The Cube evokes Birmingham’s industrial heritage, with its extensive use of glass and feature cladding. It is the final phase of The Mailbox development.

Overview

The Cube offers Grade A office accommodation within one of Birmingham’s landmark buildings - the problem was in finding it.

The design of the building means that reception is on level 8 and much of the space is set back. It’s a configuration that works well on most floors, where there are bars, restaurants and other spaces for visitors to explore, but the office space was harder to locate.

The prominent use of LED screens and manifestations on the balustrading also served to make the visitor experience a little overwhelming.

It is at least part of the reason why the outdated offices on the building’s 14th floor were vacant.

Our task was to transform that available space into a modern destination workspace, complemented by a simplified and impactful reception/welcome area.

Project completion

The Cube Offices has successfully rebranded and repositioned 23,000 sq ft of office space within one of Birmingham’s most iconic buildings - just a few minutes’ walk from our recent refurbishment at Rum Runner Works.

Visitors to the space are now left in no doubt as to how to access the available offices at The Cube.

A brand new reception/welcome area has been created on level 8, with existing LED screens panelled over and new wayfinding and digital signage added to enhance navigation. The set back facade has also been brought forward.

The result is a clean, clearer and more considered arrival experience, which has been complemented by our delivery of improved lift lobbies and toilet space.

On level 14, the office space has been stripped out and cleverly refurbished, to help agents to sell the space as a single office or as two flexible office suites.

While one section of the floorplate boasts a suspended feature ceiling, another contains exposed services, giving prospective occupiers a useful taster and an opportunity to visualise just what is possible.

The space is characterised by the use of premium finishes. We’ve added new flooring and LED lighting, feature panelling and floor-to-ceiling glazing, which transitions via a newly polished raised access floor to the stunning external sky garden. Perfect for private meetings and events, it connects the office to the space outside and maximises views of the local skyline.

An excellent working relationship with the on-site facilities management team made this project as straightforward as it was satisfying to deliver.

The Cube Offices has repositioned a vacant office space as a modern destination workspace in the heart of Birmingham. We have significantly upgraded the reception area and wayfinding within the building, as part of a strategy to elevate The Cube Offices and give it a distinct identity. Our design works in harmony with the building’s character and features, and maximises natural daylight in the space. It offers flexibility and enhanced facilities for tenants.

With historic low levels of Grade A availability in the market, opportunities to reinvent and reposition iconic buildings will help satisfy the growing demand for best in class space. The Cube’s 360 degree views of the city and impressive onsite amenity makes the office proposition on level 14 truly unique.
