Our latest project with Arctoris is the third chapter in a collaboration that continues to grow in both scale and complexity. 

The Oxfordshire-based biotech company applies cutting-edge laboratory automation and computational science to accelerate drug discovery from target to candidate and as their research capabilities have expanded, so too has the ambition of the spaces we've created together.

Spanning 9,000 sq ft across two floors of their Oxfordshire headquarters, the programme has delivered laboratory and office space that transforms underutilised space into precision-engineered scientific environments directly supporting their groundbreaking work. This most recent phase marks the completion of that journey.

Arctoris is a Partnership Research Organisation, providing automated wet lab biology R&D and data generation services for biotech, techbio and pharma companies. Working from their Oxfordshire headquarters, their team combines cutting-edge laboratory automation with computational science to accelerate the journey from target to candidate for their partners.

The brief

When Arctoris first approached us, they needed a trusted partner who could not only deliver an immediate project but think ahead with them. Their ambitions were clear: they needed more space, more laboratory capacity, and a facility that could evolve as their business scaled and secured further funding.

The opportunity presented itself when they acquired the industrial unit next door to their existing space. Rather than treating this as a straightforward fit-out, we worked with Arctoris from the outset to master plan what their combined estate could look like - not just on day one, but day two and beyond. That long-view thinking shaped every decision we made across all three phases of the project.

Our approach

The key to delivering this project well was planning each phase with the next one already in mind. By designing future phases while delivering the current one on site, we ensured that completed spaces complemented what was coming rather than creating constraints or requiring rework further down the line.

The programme was structured across three phases.

Phase one saw us install a new fire-rated mezzanine floor within the newly acquired unit, effectively doubling its usable floor area. This was a technically demanding element of the project - designing and building a mezzanine within a tight enclosed space, while ensuring the structure could support both laboratory and office functions across two levels.

A key structural challenge across the programme was the creation of knock-throughs at both ground floor and mezzanine level, connecting the two industrial units into a single, cohesive workspace. Ensuring these openings were structurally sound, fire compliant, health and safety compliant, and signed off through building control required careful coordination and engineering rigour.

Phase two focused on fitting out the ground floor of the new unit as laboratory space, delivering a fully functioning lab environment that Arctoris could bring into operational use while subsequent phases were planned.

Phase three, the most recent and final phase, completed the fit out of the mezzanine level - with laboratory space on one half and office space on the other. The inclusion of a dumbwaiter connecting the two levels adds a practical operational detail that speaks to the joined-up thinking behind the overall design.

Throughout all three phases, the design approach was to tie new spaces seamlessly into Arctoris's existing unit - matching finishes, materials, and detailing so that the expanded facility feels like a single, unified environment rather than a series of additions.

Delivering laboratory environments at this level of complexity requires a real understanding of how scientific teams operate. Working with Arctoris across three phases has given us the opportunity to not only meet those technical demands but to plan and build spaces that evolve as their research does. The spaces

The completed facility brings together laboratory and office space across two interconnected units and two floors, creating an environment that supports both the highly technical scientific work Arctoris is known for and the collaborative, fast-paced culture of a growing business.

The laboratory spaces have been designed and fitted out to support Arctoris's specialist research requirements, incorporating fume extraction systems and other technical infrastructure essential to safe and effective laboratory operations. The walk-in cold storage and unique laboratory machinery central to their automated workflows are housed within environments built to the precise operational standards their science demands.

The office space on the mezzanine level sits directly above the laboratory below, creating an efficient, vertically integrated workspace where the connection between research and the wider team is felt throughout. The knock-throughs at both levels mean that movement between the original unit and the expanded space is natural and intuitive - the two units now feel like one.

This project is a strong example of what a genuine partnership looks like in practice. From the very first conversation, we weren't just delivering a fit out - we were helping Arctoris plan their growth.

The result is a facility that has genuinely scaled with the business - and a relationship that has done the same.
