When your business outgrows its workspace, the solution isn't always expansion, sometimes it's optimisation.

We've worked with Attestor Limited to transform their 6,300 sq ft London headquarters through strategic space planning, creating capacity for an additional 8-10 workstations without expanding their footprint.

Attestor Limited is a leading alternative investment management firm specialising in credit and direct lending strategies across Europe, managing assets for institutional investors with a focus on delivering consistent returns.

As a high-performing organisation in the competitive investment sector, their workspace needed to reflect their professional standards while supporting their continued growth ambitions.

Delivered during a six-week summer programme to minimise business disruption, this technical project demonstrates how smart design can unlock hidden potential within existing assets and future-proof operations for continued growth.

Located in an area where we've successfully completed other projects including our transformation of Kitt at 33 Cavendish Square, this project showcases our deep understanding of the unique demands facing professional services firms in London's business district.

Designing for business growth

Rapid business growth presents organisations with strategic decisions about their physical infrastructure. For Attestor Limited, continued success had created an immediate need to accommodate additional team members within their prime Seymour Street location.

The challenge was multifaceted: increase workspace capacity by 8-10 positions while maintaining operational efficiency, preserving the quality environment that reflects their market position, and avoiding disruption associated with relocation.

We identified an opportunity to achieve their growth objectives through strategic space reconfiguration within their existing footprint.

Our brief required us to maintain the exact look and feel of their existing environment while creating additional capacity. The solution needed to support their high-performing culture and reflect the calibre of their organisation without compromise.

Working within a six-week delivery window during the summer period allowed us to complete the transformation while most employees were on leave, minimising operational disruption and ensuring business continuity.

Technical space planning that maintains design continuity

We've successfully delivered a comprehensive space optimisation that maximises every element of the available floor area through precision planning and strategic reconfiguration.

Our approach centred on identifying efficiency gains without compromising functionality or comfort. By reducing workstation dimensions from 1800mm to 1600mm, we created the spatial capacity needed for additional positions. This required complete recalibration of the floor layout, ensuring optimal workflow patterns and maintaining collaborative opportunities.

A key feature of the transformation is our custom banquette seating solution, designed to accommodate meetings for up to 25 people within constrained parameters. This bespoke installation integrates seamlessly with existing joinery, demonstrating how targeted interventions can deliver significant functional improvements.

We've reconfigured meeting spaces to optimise efficiency while preserving full functionality, working within existing building infrastructure with some minor mechanical and electrical adjustments and sprinkler modifications.

Working within a tight spatial constraints required us to think differently about every element of the layout. The challenge was maintaining the exact look and feel of their existing environment while creating capacity for additional workstations. Being able to deliver a solution that enables a business to grow within their existing footprint is exactly the kind of problem-solving we excel at.

Kim Dixon, Designer

Working with acoustics specialist Ross Hawkins, we maintained design consistency through careful material matching and finish coordination. The collaborative approach with our trusted supply chain partners ensured seamless delivery within the compressed timeline.

The result appears as a cohesive, intentional workspace rather than an adapted environment, preserving the quality aesthetic that supports Attestor Limited's brand positioning.

Attestor Limited can now accommodate their growing team within their established location, avoiding the time investment and operational disruption associated with relocation while gaining immediate capacity and flexibility for future growth.

The project demonstrates how strategic space planning can generate substantial returns on investment by enabling business growth within existing assets rather than requiring additional real estate investment.

We needed to accommodate our growing team and OP delivered exactly what we required. The transformation has enabled us to future-proof our operations while maintaining the professional environment that reflects our position in the market. The six-week delivery during the summer period meant minimal impact on our business, and the quality of the finished workspace has exceeded our expectations.
